Project Status (as of March 16, 2010)

The inspection and valuation phases of the revaluation have concluded. Mailing of residential property values began on January 14, 2010. The letters are being mailed in stages to accommodate the public with scheduling. As letters are mailed, proposed assessment data for those areas will be posted on our website.

The tax impact study will be posted on our website following the conclusion of the tax assessor’s review of the proposed assessments.

If you have any questions or if you disagree with the proposed valuation, you will have an opportunity to schedule an appointment with a representative of Appraisal Systems Inc. to discuss your concerns. An informal hearing will be available for property owners who have questions or concerns about the proposed assessment of their property. The interview can be scheduled at a time convenient to the property owner and will take place at the Civic Center 84 Broad Street, Bloomfield NJ. Please refer to your letter for instructions on how to schedule a one-on-one meeting with a representative of Appraisal Systems, Inc.

The interview process will be informal and will focus on a discussion of your property. These one-on-one meetings are designed to continue the information gathering process and may result in an increase, decrease, or no change to the proposed assessed value depending upon the facts relevant to each individual case. No decision can or will be made at the time of your meeting. Appraisal Systems, Inc. staff along with the Municipal Assessor will consider the information obtained and notify you by mail with the outcome of the review.

Once all the final values have been established, a proof book will be authorized to be printed for public viewing. All documentation that was used during the revaluation will be turned over to the municipality for their records following the completion of the revaluation.
