Township of Nutley

The Essex County Board of Taxation has ordered the Township of Nutley to revalue all real estate for the 2023 tax year to ensure uniform and equitable assessments. Appraisal Systems Inc. (ASI) has made a complete analysis of all recent market data in order to accomplish this task and determine the value of all properties as of October 1, 2022. The market analysis of your property has been arrived at in accordance with the rules and regulations mandated by the State of New Jersey.

The actual property taxes for the 2023 tax year cannot be computed until the County, School and Municipal budgets are approved and the new 2023 tax rate is established in the summer of 2023. Please do not apply the 2022 tax rate to your new value. Since the aggregate value of the assessments in Nutley Township has increased for use in the 2023 tax year as a result of the revaluation, the tax rate will be adjusted accordingly.

Value letters are being mailed beginning on December 15, 2022.

Additionally, you can schedule an informal meeting online 24 hours-a-day, 7 days-a-week by visiting the scheduling page at ASI’s website www.asinj.com/scheduling.htm.
